Clay soil bearing capacity changes with moisture content. Dry, compacted clay can have a bearing capacity of 2,000 to 4,000 pounds per square foot — adequate for residential loads. Saturated clay can lose half or more of its bearing capacity, dropping to 1,000 to 2,000 psf. When the bearing capacity drops below the actual load being applied by the footing, the soil compresses and the footing settles.
